At Feather Smailes & Scales we appreciate the stress that moving home can bring and it is our aim to make your move as smooth as possible, from your first enquiry through to final check out at the end of your tenancy.

We have an extensive portfolio of properties under management and are able to offer tenants a good choice of quality residential homes ranging from 1 bedroom studio apartments, to extensive country mansions.

We are members of the Association of Residential Letting Agents (ARLA), The Royal Institute of Chartered Surveyors (RICS) and The National Association of Estate Agents (NAEA) and we therefore comply with the strict membership criteria. As a tenant you can be assured your security deposit is protected and that all matters relating to your tenancy, including maintenance issues, are attended to swiftly in accordance with the best industry guidelines.

All properties are offered for let on the understanding that they offer acceptable quality interior decorations and carpets. All landlords are requested to follow our guidelines as to the minimum standards required prior to our marketing of the property.

We will use a credit reference agency to obtain references on a tenant. We require one months rent to be paid in advance, plus a refundable deposit, which is returnable at the end of your tenancy subject to everything being in order. On receipt of an application form for the tenancy of a property, the premises are withdrawn from the letting market and reserved for you, subject to references. We aim to have a decision within 48 hours.

TENANCY DEPOSIT SCHEME

Statutory tenancy deposit schemes apply to all assured shorthold tenancies, where a deposit is taken after 6th April, 2007 (this includes renewals to existing tenants).

A landlord has the option of transferring a tenants deposit to a Government backed custodial scheme, or, to ourselves who have been approved members of The Dispute Service  for over 2 years and are authorised to hold deposits under the terms of the legislation.  A landlord has no option but to transfer funds into one scheme or another, failure to do so may result in a fine of up to three months rent and a landlord being unable to recover possession of their property.

All tenants renting a property through Feather Smailes Scales automatically have their deposits registered and will be provided with a certificate of registration.
