Feather Smailes & Scales will care for you and your property from first valuation through to check out of the final tenancy. Our service is tailored to suit every individual clients needs and expectations. We offer a free no obligation rental valuation and provide realistic and up to date guidance on supply and demand based on comprehensive local knowledge of the market. We will explain in detail the Residential Lettings process and provide a written valuation report and written terms of engagement.
We are members of The Association of Residential Lettings (ARLA), Royal Institution of Chartered Surveyors (RICS), The National Association of Estate Agents (NAEA) and The Tenancy Deposit Scheme (TDS). You can be sure that we comply with strict industry guidelines, hold professional indemnity insurance, have separate clients accounts ensuring clients funds are professionally managed and regularly audited. Security deposits are properly handled in accordance with all current legislation. Rental receipts are credited to your account promptly by automatic bank transfer and monthly statements of account forwarded to you anywhere in the world. When instructed to manage your property we will conduct at least 2 observation visits per annum.
We have in excess of £110 million pounds worth of property currently under management, plus hundreds of satisfied clients for whom we provide a Let Only service. We have immediate access to a range of qualified tradesmen.
TENANCY DEPOSIT SCHEME
Statutory tenancy deposit schemes apply to all assured shorthold tenancies, where a deposit is taken after 6th April, 2007 (this includes renewals to existing tenants).
As a landlord you have the option of transferring the tenants deposit to a Government backed custodial scheme, or, to ourselves who have been approved members of The Dispute Service for over 3 years and are authorised to hold deposits under the terms of the legislation. Unfortunately a landlord has no option but to transfer funds into one scheme or another, failure to do so may result in a fine of up to three months rent and a landlord being unable to recover possession of their property.
